The Challenge: Airzone System Faults Across Multiple Zones
The homeowner contacted Agua Therm after their Airzone zoning system developed multiple problems. Despite individual thermostats showing temperatures and appearing to function, several rooms were either not heating or stuck on maximum output. The specific issues reported were:
- Master zone thermostat showing 20.6°C room temperature but target of 22.5°C not being reached — system not calling for heat
- Two bedrooms permanently cold despite thermostats set to 23°C — no warm air from ducts
- One bathroom overheating to 28°C with no way to shut off heating via the Airzone panel
- Airzone Easyzone control panel displaying intermittent communication error codes
- Daikin outdoor units running constantly regardless of zone demand — high electricity bills
- Previous technician had reset the system but problems returned within 48 hours
Agua Therm's Diagnostic Process
Our HVAC team — Rob Greeves (HVAC Director) and Craig Whitham (Electrical Director) — carried out a systematic diagnosis of the entire Airzone + Daikin system:
Step 1: Thermostat Communication Check
We tested each Airzone Blueface thermostat for Modbus RS-485 communication with the Easyzone central module. Found that Zone 3 and Zone 5 thermostats had lost communication — the wiring junction behind the thermostat had corroded due to coastal humidity. This is the single most common Airzone failure on the Costa del Sol.
Step 2: Actuator Motor Testing
Inspected all motorised damper actuators on the underfloor heating manifold. Two actuators (Zones 3 and 5) were stuck in the closed position — the internal wax motor had seized. One actuator on Zone 2 was stuck fully open, causing the bathroom to overheat. Replaced three actuators with OEM Airzone-compatible units.
Step 3: Daikin Integration Gateway
Checked the Airzone-Daikin integration gateway (Aidoo protocol bridge). The gateway was not correctly reading demand signals from the Airzone module, causing the Daikin outdoor units to run at maximum capacity continuously. Re-flashed the gateway firmware and reconfigured the BMS communication parameters.
Step 4: System Recalibration
After hardware repairs, we performed a full zone-by-zone recalibration: verified each thermostat reads accurately (±0.3°C tolerance), confirmed all actuators open and close correctly on demand signal, tested master-zone priority logic, and verified Daikin modulation responds correctly to reduced zone demand.
Airzone zoning systems are the best in the market for multi-zone climate control — we install and recommend them regularly. But the Costa del Sol coastal environment is tough on electronics. The combination of high humidity, salt air, and the temperature extremes between summer and winter puts extra stress on actuator motors and communication wiring. The most common mistake we see is other companies resetting the system when zones fail. A reset might temporarily restore communication, but if the root cause is a corroded terminal or a seized actuator, the problem will return within days. Proper diagnosis means testing each component individually — thermostat communication, actuator function, gateway integration, and heat pump response. That's what we did here in Benalmádena, and the system is now running perfectly across all zones.

Electrical Integration Analysis
The Airzone-Daikin integration in this Benalmádena villa is a sophisticated system — you've got RS-485 Modbus communication between the thermostats and the Easyzone module, then a protocol bridge (Aidoo gateway) translating Airzone commands into Daikin P1P2 bus language. When any link in that chain breaks, the outdoor units don't know what the zones need. In this case, the gateway firmware was two versions behind, which created a protocol mismatch after the Daikin units received an automatic software update. We see this regularly — the fix is straightforward once you understand both the Airzone and Daikin communication protocols, but it requires an engineer who is certified on both systems. We also added surge protection to the communication bus, because the voltage spikes from coastal thunderstorms are one of the biggest killers of Airzone gateway modules on the Costa del Sol.

Common Airzone Problems We Fix on the Costa del Sol
Airzone zoning systems are excellent when properly installed and maintained, but the Costa del Sol coastal environment creates specific challenges. Based on hundreds of Airzone service calls, these are the most common faults we diagnose and repair:
Thermostat Communication Loss
Symptom
Thermostat displays temperature but zones don't respond. Error codes on Easyzone module.
Root Cause
Corroded RS-485 Modbus wiring connections — coastal salt air accelerates oxidation at terminal blocks. Also caused by incorrect cable routing near high-voltage lines creating interference.
Agua Therm Fix
Clean and re-terminate all RS-485 connections with marine-grade terminals. Install shielded communication cable if interference detected. Verify bus termination resistors are correctly placed.
Stuck or Failed Actuator Motors
Symptom
Zone permanently hot (actuator stuck open) or permanently cold (stuck closed). Manual override on actuator head doesn't respond.
Root Cause
Wax motor or electronic actuator motor seized due to inactivity during mild months, limescale buildup on valve stems, or actuator exceeding 5-year service life.
Agua Therm Fix
Replace failed actuators. Exercise all actuators monthly during off-season. Apply silicone lubricant to valve stems. Recommend annual actuator function test.
Daikin/Mitsubishi Integration Gateway Faults
Symptom
Outdoor unit runs at full capacity regardless of zone demand. System short-cycles. Gateway shows flashing red LED.
Root Cause
Firmware incompatibility after Daikin software update, BMS protocol mismatch between Airzone Aidoo bridge and heat pump controller, or power supply voltage drop to gateway.
Agua Therm Fix
Update Aidoo gateway firmware to latest compatible version. Verify protocol settings match Daikin P1P2 or Mitsubishi M-NET bus requirements. Check 12V DC power supply to gateway.
Master Zone Priority Conflict
Symptom
System favours one zone and ignores others. Temperature overshoots in master zone while secondary zones are underserved.
Root Cause
Master zone configured incorrectly during installation. Airzone requires one zone designated as 'master' that communicates demand to the heat pump — if the wrong zone is selected, the system optimises for that room only.
Agua Therm Fix
Reconfigure master zone to the most frequently occupied room (usually living room). Adjust proportional band settings. Enable anti-freeze protection on all zones.
Airzone Webserver / WiFi Connectivity Loss
Symptom
Cannot control zones via Airzone Cloud app or web interface. Local thermostat control still works.
Root Cause
Airzone Webserver module lost WiFi connection after router change, firmware update, or DHCP lease expiry. Static IP not configured.
Agua Therm Fix
Reset Airzone Webserver, reconnect to WiFi, configure static IP reservation on router. Update webserver firmware. Verify port forwarding if remote access required.
